5 Secrets of Effective Home Staging

1. Get Rid of the Clutter - It may not be easy, and it may even require utilizing off-site storage but it is well worth the effort.Getting rid of clutter will make your home seem newer, well taken care of and livable to buyers.

Clear all surfaces of busy objects remove anything unnecessary or unsightly and remove personal possessions from the room. De-cluttering will create the feeling of more space in the eyes of potential buyers. It is also much easier to re-arrange the house and do the necessarily cleaning once the clutter is gone, so be sure to consider this step.

 2. Repair and/or replace- Once all of the clutter is removed, you may notice features in your house that need to be restored. Unfinished projects can scare off potential buyers, so make sure to finish them. Smaller projects like fresh coats of paint, new hardware, etc. will be great details that buyers will appreciate.

Small hacks such as getting a new front panel instead of replacing the entire dishwasher may help you to stay on budget. 3. Expand Small Spaces

Smaller spaces may cause buyers to look elsewhere. To increase your chances of a quick sale, work to make smaller spaces look larger to accommodate the needs of potential buyers. Once of the best budget-friendly things you can do is to update the paint color in a room to make it appear larger.

You can also try painting the walls the same color as your drapery to give the room a seamless and sophisticated look. Try to have the same paint color in adjacent rooms so as not to create blocked areas.

Re-position sofas and chairs into cozy conversational groups, and place pieces so that the traffic flow in a room is organized and clear.

5. Better Lighting- One of the things that makes staged homes look so warm and welcoming is great lighting. Many of our homes are improperly lighted or have outdated styles. To solve the problem, increase the wattage in your lamps and fixtures and look for more modern pieces to be statement pieces in the room. Aim for a total of 100 watts for each 50 square feet.
